Founding Partner Programme · Pre-Construction

The residences your people will need are not yet built.

Rudrapriy Residences is in development near the campuses your teams relocate to. We are inviting a limited number of founding corporate partners to secure allocation, shape the specification, and fix terms before ground is broken.

Private & Confidential Development-Stage Offering Ref. RP‑FP‑26
The Position

Your relocations already outrun the housing near your campuses. We intend to build the answer.

Every mobility team near a major campus runs the same shortage. Executive-standard, fully serviced housing within a short commute is scarce, inconsistent, and negotiated one unit at a time. The stock that exists was not designed for corporate relocation, and no amount of sourcing effort makes it behave as though it were.

Rudrapriy Residences is being developed specifically for that demand. We are at the stage where committed corporate demand determines what gets built — which is why we are approaching a small number of partners now, rather than marketing finished units later. Early partners do not pay early. They shape the building and hold the best terms in it.

The Opportunity

Three things a founding partner gets that a later tenant cannot.

A forward commitment costs nothing today and is worth a great deal at handover. These are the terms available only while the scheme is still on paper.

I.

Priority Allocation

Founding partners reserve a defined block of residences ahead of general release, in the districts and configurations their headcount plan actually calls for.

  • Named block held from handover
  • First refusal in later phases
  • Allocation adjustable as plans firm up
II.

Influence Over the Build

Unit mix, workspace provision, acoustic standards, and family accommodation are still open questions. Partners who commit now answer them.

  • Input to unit mix and floor plates
  • Review of specification and services
  • Security requirements built in, not retrofitted
III.

Founding Terms

Rates and conditions are set at pre-construction levels and held for the founding term — a hedge against the market your teams will actually be relocating into.

  • Terms fixed at pre-construction levels
  • Held for the agreed founding period
  • No capital contribution required
The Development

Austin first. Bellevue next.

Phase I is concentrated in Austin, where the campus growth is. Status shown as at this proposal; site plans and the development programme accompany the partnership brief.

Arrange a Conversation

Terms are prepared for each partnership and reflect district, configuration, assignment length, and committed volume. Full terms accompany the partnership brief.

Plainly: what we are asking for, and why.

Committed corporate demand is what unlocks construction finance for a scheme like this. A letter of intent from a credible employer is the single most useful thing a partner can give us — and it costs them nothing.

What it is

A short, non-binding letter stating an intention to take a stated number of residences at handover, subject to terms.

What it is not

Not a lease, not a payment, not a guarantee. It carries no financial obligation and may be withdrawn until a definitive agreement is signed.

What it does

It evidences real demand to our capital partners, which is what moves a scheme from proposed to funded and into construction.

The Path

From this conversation to handover.

We would rather show you the whole road, including the parts that are not yet certain, than present a finished building we have not built.

Begin the Conversation
Stage One

Introduction

We meet your mobility and workplace leads, understand headcount forecasts by district, and share the partnership brief, site plans, and development programme in full.

Stage Two

Letter of Intent

If the scheme fits your plan, we agree an indicative allocation and founding terms, recorded in a short non-binding letter. Nothing is payable and you may withdraw.

Stage Three

Financing & Construction

Committed demand supports the funding case. On financial close we break ground, and founding partners receive construction reporting through delivery.

Stage Four

Definitive Agreement & Handover

Ahead of completion the letter converts to a definitive agreement on the terms fixed at the outset. Your allocation is held, and your first residents move in.

Next Steps

Register your interest.

Tell us the districts and the likely headcount. We will send the partnership brief — schemes, programme, indicative allocation, and founding terms — and arrange a conversation.
